Khasra Khatauni UP: Difference, Meaning & Online Check

When you look up Khasra Khatauni UP land records, remember that the two names describe related but different revenue records. A Khasra/Gata identifies a plot; a Khatauni (Record of Rights) shows recorded landholders and their recorded interests for a revenue village. Neither an online entry nor a map alone replaces the documents and legal review needed for a property transaction.

Khasra and Khatauni: the short difference

  • Khasra/Gata: the identifier for an individual surveyed plot in the revenue record and map.
  • Khatauni (ROR): the record that groups a holding and the names/interests entered for it. The exact fields can vary with the record and service.
  • Bhu Naksha: a map view for locating and viewing plot geometry; it is not a substitute for a field demarcation or a certified record.

Use the plot number to connect the textual record with the map, then compare the details instead of treating the terms as interchangeable.

Does a Khatauni prove ownership?

A Khatauni is an important revenue record, but an entry by itself should not be treated as conclusive proof of title. The Supreme Court has reiterated that mutation entries alone do not create or transfer ownership rights. For a purchase, inheritance dispute or court matter, compare the revenue record with the registered instruments, orders and other relevant documents, and obtain advice from a qualified professional where needed.

How to view a UP Khatauni online

  1. Open the official UP Bhulekh portal.
  2. Choose the portal option for viewing a Khatauni (Record of Rights) copy.
  3. Follow the on-screen prompts to choose the revenue district, tehsil and village.
  4. Use a search option currently offered on the portal, such as the relevant plot or holding identifier, and review the matching record carefully.
  5. For an official certified copy, use the separate certified-copy/payment service shown by the portal; do not assume an ordinary screen view is certified.

Portal labels and available search options may change. If the record does not load or a detail is unclear, note the village, plot number and displayed reference before contacting the responsible revenue office.

Check the matching plot on the official map

The public UP BhuNaksha plot-report page displays fields for district, tehsil, village and plot number. Select the location and enter the plot number as requested by the page. Compare the map with the corresponding record; do not infer ownership, possession or a legally fixed boundary from the map image alone. Our separate Bhu Naksha UP guide explains this map workflow.

When the record needs correction

  • For a Khatauni share, name, guardian or address entry, check the official Bhulekh Ansh correction service and its current instructions.
  • For a mutation after a transaction or succession, use the relevant application/status route linked by the Board of Revenue, Uttar Pradesh.
  • For a map-area discrepancy, the official BhuNaksha notice says the related Khatauni (ROR) area is authoritative and describes applying for correction under applicable provisions. Confirm the right process for your facts with the competent revenue office.

These routes address different issues. An app or general online guide cannot change a government record, decide a dispute or guarantee approval.

Before buying or relying on a record

  • Check the latest record and compare every plot number and recorded holder.
  • Review relevant sale, succession and mutation documents, and check whether a case/status is displayed by the official portal.
  • For an actual boundary dispute, request the formal process from the competent office; a screen map is not a field survey.
  • Remember that a public online view and a certified copy are different services.

Mobile access

UP Land Info Pro: Bhulekh is an independent mobile utility for convenient access to land-record links and related tools. It is not a Government of Uttar Pradesh service and cannot alter or certify a record. Always confirm information on the official portals linked above.

Frequently asked questions

Are Khasra and Gata numbers the same?

UP portals commonly use “गाटा” for a plot identifier. Follow the exact identifier shown on the record and map for your village.

Can I get a certified Khatauni online?

The UP Bhulekh portal lists a separate certified-copy service with online payment. Follow its current steps; a regular on-screen view is not automatically a certified copy.

What if the map area and Khatauni area differ?

The BhuNaksha portal notice says the Khatauni (ROR) area is authoritative when the two differ. For a map error, use the route under applicable provisions after confirming it with the revenue office.
